Review the evidence behind portfolio concentration

Two properties may share exposure through demand seasonality, management capacity or funding commitments even when their addresses differ. A concentration review identifies those connections using documented operating facts. It organizes questions for the owner rather than assigning an unsupported diversification score.

Evidence to assemble

Work through the decision

  1. List shared operating dependencies.
  2. Compare timing of seasonal cash needs.
  3. Identify reliance on the same providers.
  4. Record which proposed changes require further evidence.

For each action, name the person responsible for preparing the response and the person who approves it. Record what evidence would close the item. If new information changes cost, timing or scope, update the affected plan and identify who needs the revised version.

Common failure to avoid

Do not assume different postal addresses establish independent risks. Describe the actual shared dependency and the effect you want to investigate.

Worked example

An illustrative portfolio uses one manager and the same peak booking season for two homes. The review treats those as shared dependencies while separately examining each property’s budget and vendor coverage.
