Questions about process and data
How many listings do you review, and what's your process for eliminating the ones that don't survive underwriting? Can I see the actual comparable data behind a projected return, not just the final number? What markets do you source in, and why those specifically?
A partner who can answer these clearly, with real methodology, is a fundamentally different proposition than one offering a general promise of good deals.
Questions about structure, fees, and tax coordination
How are fees structured, and at what points in the process? Who handles tax modeling, and is that coordinated with the acquisition itself or handled separately afterward? What happens after closing -- is management support included or a separate decision?
Getting clear answers to these before signing anything is the same diligence you'd apply to any professional partner, and a legitimate acquisition partner should welcome the questions.
BNB Accelerator's acquisitions team, led by Nick Korom, screens over 1,000 short-term rental listings a week and hand-delivers the roughly 2% that clear underwriting. Book a free consultation to see what a done-for-you short-term rental acquisition looks like for your situation.
